and it's good! Mostly. LOL. The only thing he mentioned was to get a licensed HVAC technician service the furnace because it would not fire up. We already knew they had problems with the furnace from the previous buyers inspection and that the sellers were already replacing parts and getting it repaired. Obviously, we will be sending that back in our request for repairs and hopefully they will accept that. We will be moving there in the winter (snow!) so we need the heat. I'm so excited to have seasons again! LOL. I love fall and can't wait for Target to bring out the Halloween stuff.
Chloe is taking a nap right now. I took her to Target so she could pick out a gift with the money her Aunt gave her. She picked out a music instrument band set. I know I will be regretting that noise maker later. lol. I took her to Petco after that so she could see her animals. I wanted to take her to the playground but since it was raining the playsets were probably all wet. She's excited about having her little birthday party when DH gets home. She's been talking about it all day.

Today's to do list
1) Bake Chloe's cupcakes (she wanted cupcakes instead of a cake). -done
2) Finish Chloe's birthday dress. -not working out like I wanted, might have to give up on this one
3) Take the kids for a walk if weather permits (it's currently raining over here).
4) Go to pick up balloons/decorations for Chloe's birthday when DH gets home.
5) Pick up around the house after children properly destroy it for the day.
6) Decorate after Chloe goes to sleep and put out her "morning presents". DH has to work and I wanted her to have something special waiting for her when she wakes up. I will put out the rest when DH gets home from work that day and is busy distracting her.
So not only do I have the excitement of Chloe's 3rd birthday tomorrow but the house we have under contract is getting the inspection done that day. I will have the results of that in the afternoon. The previous buyers did have an inspection done on it and the sellers let us see that report. They also put a mark next to what they "fixed". We will find out what they really did fix tomorrow going by what our inspector tells us (we sent him the previous inspection). Hopefully he won't come back with anything we didn't already know about. I think the previous buyers walked because the sellers were unable to fix all the request they made before the deadline. In the inspection there were parts for the furnace that they had to replace and as of right now were still waiting on to come in.
DH took my car today so I'm stuck at home. I was planning on running errands and picking up the rest of the things I need for his birthday but that will have to wait until the day of. Just gives me something to do that day.

Where's the creations?
Ok so I've mostly been using this blog to post or rant. LOL. I have finally been able to start working on sewing again. I've actually got quite a few projects setup for myself.
First I was working on an apron skirt for Chloe. I drew and painted the Wubbzy characters on the apron part. I'm not really happy with the outlines on them. I used a black paintbrush pen that stopped functioning properly halfway through and caused me to mess it all up. I finally thought of what I should of done in the first place. I outlined back over them in a black laundry Sharpie marker. It was so much easier and went a lot more smoothly.

I was waiting for Walmart to get the Wubbzy fabric in (read about it online). They finally got it the other day and I grabbed a few yards. Mason loves Wubbzy too so I can make him something out of it too. I think the apron with the fabric might clash, so I'm stuck on what I'm going to do. Maybe a twirl skirt with patchwork or stripes. I also still need to add a ruffle around the apron to cover the surged edges.

My current project is Chloe's birthday dress. I found this cute cotton knit Hello Kitty fabric on ebay. I'm planning on making a bubble dress for her. Hopefully I will have enough time to finish it before Tuesday. We are just having a little family party but I wanted her to have something special to wear on her birthday.

I ordered this puppy dog fabric for Mason's first birthday outfit *tear*. I'll use the fabric for shorts or pants and then add some kind of applique design to a shirt. I'm still waiting on the fabric in the mail. I'm also having a hard time finding a plain white shirt for him. I can only find plain shirts in the girl's section and I can't get that because they either have puffy sleeves or lace on them. I have to go to the mall next week so hopefully I can find one there.

The verdict is in...
and if everything goes smoothly the house will be ours! Woo-hoo!!!! I'm soooo excited! The seller countered our offer asking for a little more and we are accepting it. We are still getting it for less than we thought we would. Now we get to go through the fun of praying nothing bad happens and we get to close on the house. We are scheduled to close on September 1, so I will be a nervous wreck until then.

Waiting...
The waiting stinks. DH called me an hour after they received our offer on the house to see if I heard anything back. LOL. We probably won't know until tomorrow morning. I can't stop checking my email every five minutes. We think they might come back with a counter so we are prepared. DH is determined to get this house. He called USAA this morning to bump up our pre-approval a little and found out they had to redo his credit application/run his credit again since we had a contract on the last pre-approval it was now void. Oops, we submitted the old pre-approval letter with the bid on the house and is wasn't valid anymore. =X It would of helped if we could ever get a hold of someone at USAA to answer questions. That was another reason we jumped ship on house #2. We could not get a hold of our loan officer at USAA. We called, emailed-heard nothing back. Then they decided to up and change our loan officer-she was a pain to get ahold of too. After two weeks and writing complaints, we heard from her. I'm so surprised we are having so many problems with USAA. It figures the biggest purchase of our life and they are practically AWOL. DH already has a ticket to head to CO in September so we figured if we get an accepted contract by the end of this month he will be able to be there to close. If he has questions about the big contract someone will be right there to explain it to him.
*sigh* Still nothing in my email. lol.
At least I do have birthdays to shop for and get ready to help pass time. DD turns 3 on the 28th, DH's bday is on the 29th, and DSon and DSister is on Aug. 7th. I'm going to be so tired of cake around this time for the rest of my life. LOL.

Fourth times a charm?
The house I previously talked about IS back for sale. Something happened and the old contract fell through. We are placing a bid on it tomorrow, fingers crossed.
When we started house hunting I didn't realize I would be changing my mind about the houses so much.
The first house was very nice with a great price but it was a short sale. They wanted to change some things on the original contract so we were able to get out of that one for house number two.
House number two I found while browsing zillow. The thing that mainly caught my eye was the huge playset in the yard. The house I wasn't thrilled with. It wasn't that big, unfinished basement, needed new carpet and we counted upgrades we wanted to do-granite countertops, new light fixtures, new faucets, entire house needed painting. We went through the home inspection, appraisal, and were waiting on the signed contract back on the request for repairs. I was laying in bed and had a nagging feeling telling me to go look at houses. That's when I came across house number four. I called in the morning and found out it was still available.
We debated between house number three and four. We went with three because it was newer. We put in our bid. He countered with his full asking price but would pay our closing cost. We countered again. He came back with his full asking price. He would not budge on his price AT ALL. It's a buyers market and that house is not worth what he is asking. Now I know why it's still for sale. He listed it back in January. Good luck stubborn home owner.
Now we are onto house number four. We found this house a few months ago. We did the bad thing and talked about it all night and fell in love with it. House hunting is not fun...
I thought it would be. It's not. At first it was, but then you are up late at night with bloodshot eyes looking at house after house. You get discouraged thinking you will never find "the one". You finally do only to find out the next day that someone else beat you to it. This happened to us twice.
We did bid on a house and were supposed to receive our notice to correct contract back from the sellers today, didn't happen. We are not in love with the house and are completely fine walking away from it. I only "like" this house. I think the sellers think we are in love with it and that we won't walk away. They are sorely mistaken.
DH and I were planning on putting in an offer on another house we previously had on our list. It's a beautiful house but I'm not really happy with the backyard. I always wanted my kids to have as huge as a yard that I grew up with. This yard is not it. I keep going back and forth between wanting it and not. Here I am at 1am looking at houses because I want to make sure I'm making the right choice. Forty minutes into my search on realtor.com I come across "it". The first house that DH and I absolutely LOVED. I loved everything about it. We found out the next morning that it was already under contract. I was crushed. It was automatically deleted off my saved list so I assumed it was gone but I stumbled upon the listing tonight. I don't know if the contract fell through or if it's a screw up and shouldn't be listed on the site. I'm probably just getting hopes up. I would love it if the sell fell through so we could buy it. I emailed the listing agent and plan on calling first thing in the morning to see if it's available. Here I am thinking, maybe the sell on the house we bid on fell through because I was supposed to stumble back across this house to get it. I checked other sites and it's not pulling it, it was probably just a fluke or an evil way to torture me.
I'm so getting my hopes up....
